Bengaluru’s luxury housing market has experienced a remarkable 59% growth in sales, reaching an all-time high of Rs 1,000 crore in the fiscal year 2024-25. According to a report by India Sotheby’s International Realty and CRE Matrix, the demand for homes priced at Rs 10 crore and above has surged, with sales rising from 51 units in the previous year to 78 units. The market is being driven by high-net-worth individuals (HNIs), startup founders, and global Indians, fueled by aspirations and strategic investment opportunities. Key areas like Hebbal, Varthur, and Gunjur are becoming prime locations for luxury living.

Bengaluru's Luxury Housing Boom: A Record-Breaking Year

Bengaluru’s real estate market has been a hotbed of activity in recent years, but 2024-25 stands out as a landmark year for the city’s luxury housing sector. According to a joint report from India Sotheby’s International Realty (ISIR) and CRE Matrix, Bengaluru’s luxury homes, priced at Rs 10 crore and above, recorded a staggering 59% growth in sales, totaling Rs 1,000 crore for the fiscal year. This marks a significant jump from Rs 627 crore in sales the previous year, demonstrating a shift toward higher-end real estate investments in the city.

A Surge in Luxury Home Sales: Who’s Driving Demand?

In terms of volume, Bengaluru saw an increase in the number of luxury units sold, rising from 51 units in the previous fiscal to 78 in 2024-25. The report highlights that apartments in the Rs 10-12 crore range are experiencing the highest demand, with buyers showing a preference for large, luxurious living spaces.

The luxury segment is now attracting high-net-worth individuals (HNIs), startup founders, and global Indians, all of whom are not only purchasing homes but investing in a lifestyle. Ashwin Chadha, CEO of ISIR, emphasized that the luxury housing market in Bengaluru has entered a new era, where the demand is driven by a combination of aspiration and strategic asset allocation.

Abhishek Kiran Gupta, Co-founder and CEO of CRE Matrix, noted that this is the first time in Bengaluru’s history that the city has crossed the Rs 1,000 crore sales threshold for luxury homes within a single fiscal year. The strong demand from HNIs and entrepreneurs has propelled the market to new heights, contributing to the robust performance of Bengaluru’s luxury real estate sector.

Hebbal Leads the Charge: Key Luxury Hotspots

The report also sheds light on key areas in Bengaluru that have emerged as hot spots for luxury homebuyers. Hebbal, in particular, stood out, accounting for 22% of the total sales value in the city during the past fiscal year. Additionally, Hebbal led in volume, contributing 19% of the total units sold.

Other micro-markets such as Varthur and Gunjur have gained prominence due to their proximity to key tech hubs and the expanding metro network. These areas are increasingly becoming preferred destinations for professionals working in Bengaluru's thriving IT sector, providing a blend of luxury living and accessibility.

Infrastructure Growth Fuels Housing Demand

The demand for luxury homes in Bengaluru is being strongly influenced by the city’s rapid infrastructure development. The expansion of the metro rail network has made previously less-accessible areas more attractive for high-income professionals. Developers like Madhusudhan G, Chairman and Managing Director of Sumadhura Group, highlight the role of improved connectivity and urban development in driving housing demand.

Moreover, the city’s burgeoning corporate presence and the increasing influx of multinational companies and startups have created an environment conducive to higher-income levels, further pushing the demand for upscale living options. Umesh Gowda HA, Chairman and Founder of Sanjeevini Group, pointed out that regions with strong links to Bengaluru’s tech hubs, such as Varthur and Gunjur, are benefiting from this shift in demand.

The Role of NRIs and Professionals in the Luxury Housing Market

The demand for luxury properties in Bengaluru is also being fueled by non-resident Indians (NRIs) and professionals, particularly those benefiting from employee stock ownership plans (ESOPs) and looking to secure capital appreciation. Darshan Govindaraju, Director of Vaishnavi Group, emphasized that the luxury housing market in Bengaluru is not only attracting international buyers but also local professionals with substantial financial resources.

The luxury housing segment in Bengaluru continues to experience strong momentum, driven by both local and international buyers seeking both a prestigious lifestyle and a sound investment opportunity. Anjana Sastri, Director of Marketing at Sterling Developers, explained that the market is experiencing growth due to a mix of economic, social, and lifestyle factors.

Factors Driving the Luxury Housing Boom

Bengaluru’s IT industry continues to thrive, and with it, the demand for premium and luxury real estate. The city is home to an increasing number of tech parks, cosmopolitan culture, and high-paying jobs, all of which make it a prime destination for affluent individuals seeking an elevated standard of living. In addition, the city’s high rental yields have made luxury real estate an attractive investment option for both domestic and international buyers.

The combination of thriving economic conditions, growing infrastructure, and rising disposable incomes has made Bengaluru one of India’s most lucrative markets for luxury real estate. With continued expansion in the tech sector and infrastructure development, the demand for luxury homes in the city is expected to remain strong in the coming years.
