DLF, India’s leading real estate firm by market capitalization, is setting ambitious sales targets for fiscal year 2025–26 after delivering record-breaking pre-sales of Rs. 21,223 crore in the previous year. Driven by robust demand for luxury housing, the company aims to sustain its growth trajectory by leveraging a rich pipeline of upcoming projects in key urban centers such as Gurugram and Mumbai. With strong free cash flow, rising profitability, and a diversified development portfolio, DLF is positioning itself at the forefront of India’s high-end real estate boom.
DLF Sets Aggressive Sales Guidance on the Back of Record Pre-Sales
After closing FY 2024–25 with a stellar 44% year-on-year jump in sales bookings, totaling Rs. 21,223 crore, DLF Ltd. is aiming even higher. In a post-results conference call with analysts, Managing Director Ashok Kumar Tyagi announced that the company is targeting pre-sales of Rs. 20,000 to Rs. 22,000 crore for FY 2025–26. This forward-looking guidance reflects DLF’s strategic focus on capitalizing on India’s growing appetite for premium and luxury housing.
The upbeat sentiment stems from the company’s success in the previous fiscal year, where it outpaced its own forecasts by tapping into sustained demand across high-net-worth buyers and end users. Tyagi emphasized the firm’s intention to preserve sales momentum while simultaneously enhancing free cash flow and boosting margins.
Inventory Pipeline and Strategic Launches to Drive Growth
DLF’s confidence in achieving its guidance is underpinned by a healthy inventory pipeline, comprising both ongoing developments and upcoming project launches. The company will lean heavily on properties initiated during FY 2024–25 while aggressively expanding its footprint in strategic markets.
According to Aakash Ohri, Joint Managing Director of DLF Home Developers, the firm is preparing to launch new residential projects in Gurugram and Mumbai—two of India’s most lucrative real estate markets. These launches are expected to reinforce DLF’s stronghold in the luxury housing segment, a space where it has witnessed remarkable traction over the past year.
‘The Dahlias’: A Showcase of Ultra-Luxury Success
A highlight of the last fiscal was the launch of DLF’s flagship ultra-luxury project, The Dahlias. Spread across 4.5 million square feet of saleable area, the development carries an enormous revenue potential of Rs. 35,000 crore. In just one year, DLF managed to secure sales worth Rs. 13,744 crore from this project alone, underscoring the overwhelming demand for high-end residential assets.
This project exemplifies the shifting consumer preference toward exclusive, amenity-rich housing—particularly among affluent buyers seeking long-term value and lifestyle enhancement.
Financial Strength Supports Expansion Plans
DLF’s financial performance for FY 2024–25 reinforces its operational credibility. The company’s consolidated net profit surged to Rs. 4,366.82 crore, a significant increase from Rs. 2,723.53 crore the year before. Total income rose to Rs. 8,995.89 crore from Rs. 6,958.34 crore, reflecting improved operational efficiency and successful project execution.
Such financial robustness enables the company to continue investing in high-value developments while maintaining a strong balance sheet. It also provides flexibility for strategic land acquisitions and joint ventures in high-demand corridors.
A Real Estate Giant with Deep Roots and Expansive Vision
Since inception, DLF has delivered more than 185 real estate projects covering over 352 million square feet. Currently, the group has approximately 280 million square feet of potential development across residential and commercial segments, including under-construction and pipeline projects.
Furthermore, DLF holds an annuity portfolio exceeding 45 million square feet—demonstrating a stable and recurring income base from its commercial leasing operations. Its two-pronged approach—development-led residential sales and annuity-driven commercial leases—offers a balanced and resilient business model.
Outlook: Riding the Luxury Wave with Strategy and Scale
As India’s real estate sector experiences a luxury renaissance, DLF’s forward-looking guidance and proactive project pipeline position it for continued dominance. The company’s ability to anticipate market trends, deliver aspirational products, and maintain financial discipline places it in a favorable position amid a rising tide of demand.
While challenges such as regulatory shifts, interest rate volatility, and input cost inflation remain, DLF’s legacy of execution, robust asset base, and strategic market focus make its Rs. 22,000 crore sales ambition not just plausible—but potentially conservative.
