Keystone Realtors Ltd., a prominent name in the Indian real estate sector, posted a steep 44% decline in net profit for the first quarter of FY26, reflecting a challenging business environment marked by project execution delays and rising input costs. Despite registering revenue growth, profitability was weighed down by a mismatch in billing schedules and higher construction-related expenses. In the April–June quarter, Keystone Realtors’ net profit declined significantly to Rs. 24.3 crore, down from Rs. 43.5 crore in the same quarter of the previous fiscal year. This 44% year-on-year fall was primarily attributed to deferred revenue recognition due to lag in project completions, which impacted earnings despite a steady inflow of bookings.

Revenue from operations rose by nearly 10% year-on-year, reaching Rs. 441.8 crore. However, the surge in construction costs and delay in milestone-based billing weakened the bottom line. This divergence between sales growth and profitability highlights the cyclicality of the real estate development business, where earnings often trail project progress.

Operational Challenges and Cost Pressures

The developer grappled with rising costs of raw materials, regulatory compliance expenses, and manpower shortages at select project sites, which collectively dented margins. Additionally, certain projects under the redevelopment category faced procedural bottlenecks, further delaying revenue recognition.

Despite these headwinds, the company’s balance sheet remains stable, and its net debt levels are well-contained. Management reiterated its commitment to accelerating project execution and improving construction turnaround time—a key factor in driving future cash flows and earnings recovery.

Positive Booking Trends and Project Pipeline

Keystone Realtors, known for its Rustomjee brand, reported healthy booking momentum in the mid-income and premium residential categories. This uptick is largely driven by urban homebuyers seeking spacious living, gated communities, and integrated townships post-pandemic. The Mumbai Metropolitan Region (MMR) continues to be the company’s key growth engine, with multiple launches planned over the next few quarters.

The company’s current development pipeline spans over 20 million square feet, offering a diversified mix of ongoing and upcoming projects. A strong focus on customer experience, smart infrastructure, and timely possession is expected to reinforce brand trust and improve realization per square foot.

Outlook: Focused Strategy for Recovery

While Q1FY26 results underline operational hurdles and earnings volatility, Keystone Realtors appears poised to rebound in the coming quarters. With demand fundamentals remaining intact and policy support for housing development continuing, the company’s emphasis on delivery, digitization, and customer-centric design may help offset current headwinds.

Strategically, the firm is expanding into newer micro-markets within the MMR and exploring joint development and asset-light models to maintain financial agility. The near-term priority remains completing key projects on schedule and capitalizing on the revival in residential real estate demand.
