Kolte-Patil Developers Reports Decline in Q4 Sale Bookings, But Strong Market Outlook Amid Strategic Partnerships

Kolte-Patil Developers Ltd. has reported a 15% decline in sales bookings for the fourth quarter of FY 2024-25, totaling Rs 631 crore compared to Rs 743 crore in the previous year. The decline in bookings is attributed to lower volumes, with a notable 23% drop in sales volume to 0.8 million square feet. Despite these setbacks, the company showed resilience with an 8% rise in average realisation per square foot and strong collections of Rs 2,432 crore for the full fiscal year. The company also announced a significant partnership with Blackstone, which will acquire a 40% stake for Rs 1,150 crore, signaling confidence in Kolte-Patil’s long-term growth prospects.

Quarterly Sales Performance: A Mixed Bag

Kolte-Patil Developers Ltd. has reported a notable dip in sales bookings during the fourth quarter of fiscal year 2024-25. The company registered a decline of 15%, with sales bookings totaling Rs 631 crore, compared to Rs 743 crore in the same period of the previous fiscal year. The downturn was largely driven by a reduction in the volume of properties sold, with sales volume falling by 23% to 0.8 million square feet from 1.03 million square feet a year ago. While the reduction in sales volume is concerning, it is important to note that these figures are reflective of a broader market slowdown, which has affected real estate activity across India. Lower sales volume could also be attributed to delays in planned project launches, which the company itself has cited as a contributing factor to the subdued performance.

For the full fiscal year 2024-25, Kolte-Patil Developers reported a marginal decline in total sales, with figures falling 1% from Rs 2,822 crore to Rs 2,791 crore. Similarly, the total sales volume also dropped by 8%, from 3.92 million square feet to 3.60 million square feet. Despite this, the company showed a positive shift in its average realisation, which rose by 8% to Rs 7,758 per square foot, up from Rs 7,193 per square foot in FY 2023-24. This indicates that while sales volumes may have slowed, Kolte-Patil managed to command better prices for its offerings. Atul Bohra, Group CEO of Kolte-Patil Developers, attributed the muted sales performance to delays in the company’s project launches. However, he also highlighted a key achievement—record collections of Rs 2,432 crore for the year, supported by operational efficiency, strong customer engagement, and effective sales strategies.

The Strategic Role of New Launches

New project launches played a pivotal role in the company’s sales performance. According to Bohra, new launches contributed about 42% to the total sales bookings during FY 2024-25. The acquisition is structured as a combination of a preferential issue of equity shares and a stake purchase from the promoter group. Blackstone will acquire a 14.3% stake for Rs 417 crore through a preferential issue and an additional 25.7% stake from the promoters for Rs 750 crore. This deal highlights Blackstone’s growing interest in India’s residential real estate market, where it previously had minimal exposure, having primarily focused on office spaces, retail malls, warehouses, and data centers. The investment marks an important milestone for Kolte-Patil Developers, as it positions the company to benefit from Blackstone’s global expertise in real estate investment, development, and management. This strategic partnership is expected to drive growth and bolster Kolte-Patil’s ability to capitalize on market opportunities moving forward.
