Keystone Realtors Doubles Q4 Profit, Eyes Growth Through Asset-Light Strategy and Redevelopment Focus

Keystone Realtors Ltd, operating under the Rustomjee brand, posted a significant rise in its fourth-quarter consolidated net profit, which more than doubled to Rs. 66.95 crore from Rs. 30.47 crore in the same period a year ago. This growth was achieved despite a decline in total income, which fell to Rs. 642.20 crore. For the full fiscal year 2024–25, the company’s profit surged 69% to Rs. 188.13 crore. Strategic land acquisitions, strong pre-sales performance, and a focus on an asset-light redevelopment model, particularly in Mumbai’s MMR region, position the company for continued expansion in FY26.

Robust Earnings Amid Revenue Moderation

In the final quarter of FY25, Keystone Realtors delivered a strong earnings performance, with consolidated net profit soaring to Rs. 66.95 crore—more than double the Rs. 30.47 crore recorded in the same quarter last year. This substantial increase in profitability occurred even as total income declined by over 22%, from Rs. 826.15 crore to Rs. 642.20 crore.

The full-year earnings also reflected the company’s upward momentum. Net profit for FY25 climbed to Rs. 188.13 crore, marking a 69% year-on-year increase from Rs. 111.03 crore. However, annual income slipped marginally to Rs. 2,121.44 crore compared to Rs. 2,275.63 crore in the previous fiscal.

Sales Momentum and Strategic Expansion

Chairman and Managing Director Boman Irani, who also serves as the president of CREDAI, attributed the company’s fiscal performance to strong execution and disciplined strategy. Keystone’s pre-sales—critical indicators of future cash flow—rose by 34% to Rs. 3,028 crore in FY25. This marked a robust endorsement of the firm’s market positioning and customer engagement.

To reinforce its future pipeline, Keystone acquired nine new land parcels during the fiscal year. These assets are expected to generate an estimated sales potential of Rs. 4,783 crore in the coming years, bolstering the company’s growth prospects.

Redevelopment-Driven Growth and Asset-Light Model

Keystone continues to leverage an asset-light development strategy, with a particular emphasis on redevelopment opportunities within the Mumbai Metropolitan Region (MMR). This model enables the firm to scale operations while maintaining capital efficiency—a critical factor in the high-stakes real estate sector.

“The demand for our products remains robust, and we are excited about the strong pipeline of upcoming launches for FY26,” Irani noted. He added that the asset-light approach has been a fundamental driver of the firm’s growth trajectory, enabling both flexibility and operational agility.

Dividend Declaration and Development Footprint

The Board of Directors has proposed a final dividend of Rs. 1.50 per fully paid equity share for FY25, reflecting the company’s confidence in its financial health and commitment to shareholder value.

To date, Keystone Realtors has successfully completed 37 projects and is actively constructing 16 others. The company has delivered over 26 million square feet of built-up area and holds a forward-looking pipeline exceeding 40 million square feet.

Outlook: Confidence in Urban Housing Resilience

Keystone’s results underline a broader trend of resilience and recalibration in India’s urban housing market. With macroeconomic stability, increasing urban migration, and continued demand for quality housing, developers with clear strategies and execution capabilities—like Keystone—are poised to outperform.

As the firm prepares for FY26 with an expanding land bank and a steady launch pipeline, it appears well-positioned to capitalize on structural housing demand, particularly in Mumbai's high-density zones where redevelopment remains both a challenge and an opportunity.
