Birla Estates Secures Rs. 420 Crore Investment from IFC to Drive Sustainable Urban Housing Projects

Birla Estates, the real estate arm of Aditya Birla Real Estate Ltd, has raised Rs. 420 crore from the International Finance Corporation (IFC) to fund two large-scale housing developments in the Mumbai Metropolitan Region and Pune. The investment, equivalent to USD 50 million, will be directed into Special Purpose Vehicles (SPVs) managing the projects in Manjri (Pune) and Thane. IFC’s strategic backing aligns with Birla Estates’ mission to deliver sustainable, high-quality urban living spaces, while bolstering India’s housing sector and economic growth. This move also underscores Birla Estates’ continued expansion in prime Indian real estate markets.

IFC Backs Birla Estates’ Ambitious Urban Housing Push

In a strategic move to bolster India’s urban housing landscape, Birla Estates has secured an investment of Rs. 420 crore from the International Finance Corporation, a member of the World Bank Group. The funding is earmarked for two major residential projects in the Mumbai Metropolitan Region and Pune, underscoring a shared commitment to sustainable, high-quality real estate development.

Project Details and Investment Structure

The IFC investment, amounting to approximately USD 50 million, will be directed towards two of Birla Estates’ key projects. Of the total, around Rs. 148 crore is allocated to the Manjri project in Pune, spanning 3.13 million square feet of saleable area. The remaining Rs. 272 crore will support the Thane project in the Mumbai Metropolitan Region, covering 6.43 million square feet of saleable area.

To facilitate this investment, Birla Estates has created two Special Purpose Vehicles (SPVs) that will act as the development platforms for these projects. Under this structure, Birla Estates will hold a 56% economic interest, while IFC will maintain a 44% economic stake.

K T Jithendran, Managing Director and CEO of Birla Estates, emphasized that this partnership validates the company’s vision of reshaping urban living in India through sustainable practices. “This investment validates our development philosophy and strengthens our ability to scale responsibly. With IFC’s global expertise in sustainable investments and our deep-rooted market insights, we aim to set new benchmarks in Indian real estate,” he stated.

Imad N Fakhoury, Regional Director for South Asia at IFC, echoed these sentiments, highlighting the broader economic and social impacts of the partnership. “Housing is a powerful driver of jobs, resilience, economic growth — and a key priority for IFC. Our partnership with Birla Estates will bridge the gap in India’s housing sector by expanding availability of and access to sustainable, high-quality housing for the country’s growing population, with a focus on first-time homeowners,” he said.

Expanding Market Presence and Delivering Growth

This strategic investment comes as Birla Estates continues to expand its footprint in India’s high-demand real estate markets. In the last quarter of 2024-25, the company launched five new projects across key markets including NCR and Bengaluru, marking a significant entry into the Pune market with record quarterly sales.

The IFC partnership signals confidence in Birla Estates’ ability to meet the evolving demands of India’s housing sector while contributing to economic growth and sustainability.
