Office Space Demand Surges with 54% Increase in Net Leasing Amid Strong Corporate Recovery

The demand for office spaces across India’s major cities has surged significantly in the first quarter of 2025, with net leasing rising by 54% year-on-year, according to JLL India. This growth, driven by robust demand from corporates, highlights the ongoing recovery of the commercial real estate sector post-pandemic. With net leasing reaching 127.8 lakh square feet and gross leasing jumping 28%, the commercial real estate market is seeing the highest leasing activity ever recorded for a first quarter. Key cities such as Delhi-NCR, Mumbai, Bengaluru, and Hyderabad are at the forefront of this demand.

A Resilient Commercial Real Estate Market

India’s commercial real estate market has witnessed a robust resurgence in the first quarter of 2025, with leasing activity skyrocketing. According to JLL India, net leasing of office spaces across seven major cities in the country has surged by 54% year-on-year. This remarkable growth signals the increasing confidence of corporations in expanding their office footprints, fueled by the steady recovery of the economy post-pandemic.

Net leasing is calculated based on the new office space occupied by tenants, less the space that has been vacated. This metric is important as it reflects the actual demand for office space, rather than just contractual commitments. Despite the lingering uncertainty in some global markets, Indian corporates are showing optimism in securing long-term office spaces.

Gross Leasing: A Record-Breaking Quarter

In addition to the strong growth in net leasing, the overall gross leasing activity has also experienced a significant uptick. The gross leasing of office spaces during January-March 2025 reached 194.6 lakh square feet, a 28% year-on-year increase. This is the highest gross leasing recorded for any first quarter of a calendar year, underscoring the growing appetite for office spaces among businesses.

Unlike net leasing, gross leasing includes all lease transactions within the period, including pre-commitments and new deals, but it does not account for lease renewals. Therefore, this figure provides a broader view of the leasing landscape, encompassing both immediate demand and forward-looking agreements that could shape the market in the months to come.

Cities Driving Growth

The demand for office spaces has been particularly pronounced in India’s top seven cities: Delhi-NCR, Mumbai, Kolkata, Chennai, Bengaluru, Hyderabad, and Pune. These cities have consistently been at the center of India’s commercial real estate boom, and their recovery is pivotal in shaping the national trend.

  • Delhi-NCR and Mumbai continue to lead in leasing activity, with many multinational and domestic corporations seeking prime office locations.
  • Bengaluru and Hyderabad have seen a surge in demand driven by the technology and startup sectors, reflecting their status as key hubs for IT and innovation.
  • Pune, known for its thriving educational and manufacturing sectors, is also experiencing a significant uptick in leasing demand, albeit to a slightly lesser extent.

Sectoral Trends: The Corporate Recovery

The sharp rise in office leasing is reflective of several broader economic trends. Firstly, there has been a marked increase in corporate hiring, with companies resuming or expanding their workforce after the pandemic-induced work-from-home shift. Many businesses are now opting for larger office spaces, as they anticipate the need for in-person collaboration and employee engagement in the long term.

Moreover, as corporates gear up for expansion, there is a noticeable shift towards newer, more modern office spaces that emphasize wellness, sustainability, and connectivity. The demand for green office spaces and energy-efficient buildings has risen significantly, especially among multinational corporations that are increasingly prioritizing sustainability in their workplace strategies.

Impact on Rental Rates and Future Projections

The surge in leasing activity has started to put upward pressure on rental rates in certain high-demand markets. Cities like Bengaluru and Mumbai have already witnessed rental hikes for well-located office spaces. As leasing demand remains strong, experts predict that rents in the commercial real estate market may continue to rise, especially in areas with limited supply of premium office spaces.

Looking ahead, the commercial real estate market in India is expected to remain buoyant throughout 2025. JLL India has indicated that demand from IT, financial services, and manufacturing sectors will likely continue to support leasing activity, with further growth in net leasing and gross leasing anticipated in the upcoming quarters.

Conclusion: The Road Ahead for Commercial Real Estate

The office space leasing surge in India’s top cities marks a clear recovery of the commercial real estate sector after the turbulence of the pandemic. With a 54% rise in net leasing and the highest-ever gross leasing for a first quarter, the outlook for office space demand is positive. As companies ramp up hiring and adapt to hybrid work models, demand for office spaces—especially those with modern amenities and sustainable features—will remain strong.

However, challenges like rising rental rates and the availability of prime spaces in key locations may shape the future dynamics of the market. For now, the commercial real estate sector is poised for sustained growth, with key cities continuing to drive demand. The next few quarters will be critical in determining whether this growth trajectory can be maintained across all regions and sectors of the economy.
