Schloss Bangalore Secures Prime BKC Plot for Luxury Hotel and Mixed-Use Development

Schloss Bangalore, best known for its association with the Leela hospitality brand, has secured a landmark commercial plot in Mumbai’s Bandra-Kurla Complex (BKC) through a successful bid submitted to the Mumbai Metropolitan Region Development Authority (MMRDA). The company, in collaboration with Arliga Ecospace Business Park Pvt Ltd and Schloss Chanakya Pvt Ltd, plans to develop a mixed-use project anchored by a 250-key luxury hotel. With a lease tenure of 80 years and a total lease premium of Rs. 1,302.15 crore, the project underscores Schloss’s expansion ambitions in India’s most prominent commercial district.

Consortium-Led Win in India’s Financial Nerve Center

In a strategic move to enhance its presence in Mumbai’s high-value real estate market, Schloss Bangalore announced on Tuesday that a consortium led by the company has been allotted a premium commercial plot by the MMRDA. Located in the heart of Bandra-Kurla Complex — Mumbai’s financial and corporate hub — the plot spans 8,411.88 square meters, with a permissible built-up area of 33,647.52 square meters, subject to final site conditions and demarcation.

This prime allotment is the result of a competitive bidding process conducted by the MMRDA, wherein Schloss’s consortium emerged as the highest bidder, as per the official evaluation of financial bids completed on April 4, 2025.

Project Vision: Luxury Hospitality Meets Commercial Ambition

The consortium plans to construct a mixed-use complex that includes a 250-room luxury hotel, adding a prominent high-end hospitality offering to BKC’s growing ecosystem. This move aligns with Mumbai’s evolution into a global financial center, where luxury accommodation is increasingly in demand from international investors, business travelers, and corporate delegations.

In addition to the hotel, the development is expected to feature premium commercial spaces, retail outlets, and possibly service apartments, making it a landmark mixed-use destination in one of India’s most sought-after business districts.

Financial Commitments and Lease Structure

The commercial plot has been leased for a tenure of 80 years, and the total lease premium amounts to Rs. 1,302.15 crore. According to regulatory disclosures, 25% of this sum must be paid within two months of the formal offer of allotment, while the remaining 75% is due within ten months thereafter.

The MMRDA will transfer possession of the plot upon full payment of the lease premium, enabling the consortium to begin ground development and project execution thereafter.

This substantial financial commitment signals Schloss Bangalore’s confidence in the economic potential of the BKC micro-market and reflects broader investor sentiment in Mumbai’s resilient commercial real estate sector.
